Mold Inspection & Air Sampling

Understand What You’re Seeing—and What May Be in the Air

Professional Air & Mold Sampling for Your Home

A musty room, an old water stain, or unfamiliar discoloration can leave you wondering what is happening in your home. Is the material mold? Is moisture still present? Would air sampling provide useful information?

At Caspian Home Inspection, we begin with your concerns and the conditions at the property. We offer air and surface sampling with independent laboratory analysis, along with an expanded mold inspection that examines accessible areas for moisture conditions and possible sources of growth.

Sampling is not necessary for every mold concern. We discuss what it can help answer and which service fits your situation.

We dig deep, you rest easy.

Two Service Options

Air & Mold Sampling

This option focuses on collecting air and surface samples for professional laboratory analysis. Air samples help characterize airborne mold spores at the sampled locations, while surface samples help determine whether suspected growth on the sampled material contains mold.

You receive the laboratory results with an explanation of the findings. This option does not include a separate moisture-assessment report.

$295 when added to a home inspection service. Standalone sampling starts at $495.

Mold Inspection: Sampling + Moisture Assessment

This option includes sampling and a visual assessment of accessible areas for suspected mold growth and moisture conditions that may be contributing to it.

Depending on the conditions, we may use moisture measurements and thermal imaging to investigate visible clues, temperature irregularities, and possible moisture pathways.

Along with the laboratory results, you receive a separate assessment report documenting our observations, photographs, inspection limitations, and recommendations for further evaluation or corrective work.

The assessment is visual and non-invasive, covering readily accessible areas within the agreed scope. It does not involve opening walls or disturbing building materials.

Standalone service starts at $695, including five samples with laboratory analysis and the separate moisture-assessment report.

Five Samples Included

Each service package includes five samples with professional laboratory analysis. A typical sampling plan consists of:

  • Three indoor air samples from selected areas
  • One outdoor air sample for comparison
  • One surface sample, when needed

The inspector determines the appropriate sample types and locations based on your concerns, the property layout, and observed conditions. The final combination may be adjusted within the five-sample package to suit the areas being evaluated.

Sampling Locations & Additional Samples

For planning purposes, we use a guideline of up to 500 square feet per indoor air sample. The sampling plan also considers separate rooms, floors, airflow conditions, and specific areas of concern. Square footage alone does not determine the number of samples needed.

Outdoor samples provide comparison information, while surface samples represent the specific material tested.

Additional samples are $65 each. We explain any recommended additional sampling and its cost before proceeding.

What the Laboratory Examines

Independent laboratory analysis provides more than a list of mold names. For air samples, the laboratory examines:

  • Mold-spore types or groups: Identifies the types detected, such as Cladosporium and the Aspergillus/Penicillium group. Some similar spores are reported together because the analysis cannot distinguish their exact species.
  • Spore concentrations: Reports the amount detected in each air sample, expressed as spores per cubic meter of air.
  • Indoor and outdoor comparisons: Compares the types and concentrations found indoors with the outdoor sample and examines differences between sampled indoor locations.
  • Regional and seasonal context: Where included, compares outdoor findings with historical data for the region and time of year.

These comparisons help assess whether the airborne spores may reflect outdoor conditions or suggest a possible indoor source that warrants further investigation.

Surface samples provide information about suspected growth on the specific material collected.

We explain the laboratory findings alongside the conditions observed at the property. Results represent the samples and conditions at the time of collection; they do not establish that an entire home is mold-free or determine whether the environment is safe for a particular person.

Looking for the Moisture Behind the Concern

When the Sampling + Moisture Assessment option is selected, we look for accessible evidence of conditions such as plumbing leaks, water intrusion, condensation, and elevated moisture.

Thermal imaging helps identify surface temperature patterns that may warrant a closer look. It does not see mold through walls or confirm moisture by itself. We use those patterns alongside visual observations and moisture measurements to guide the assessment.

The assessment report explains the observed conditions, possible contributing factors, and recommended next steps. Understanding and addressing moisture conditions is an important part of reducing the likelihood of recurring growth.

Clear Results & Practical Next Steps

Laboratory results are typically available within two business days after the laboratory receives the samples. We help explain the findings and, where appropriate, recommend further investigation, moisture correction, or professional remediation.

Our goal is to give you useful information about what was sampled, what was observed, and what needs attention next.

Available With Your Home Inspection or Separately

Air & Mold Sampling can be added to a home inspection or scheduled as a standalone service. The expanded Sampling + Moisture Assessment option is available at the standalone starting fee listed above.

During a home inspection, we already report visible moisture concerns and suspected microbial growth when observed. Laboratory sampling provides additional information about the material or air tested, while the expanded assessment service includes a dedicated evaluation and separate report.

Contact Caspian Home Inspection with the property address and a brief description of your concern. We’ll help you choose the appropriate service and confirm the final fee.
